What documents do I need, to apply for a mortgage in Spain?
Required documents vary by profile, but usually include ID (passport or DNI), NIE (foreigners’ ID number issued by the Spanish authorities), proof of income, tax returns, bank statements, and employment or business documentation.
How much can I borrow if I’m a resident or a non-resident?
Residents can usually borrow up to 80% of the lower value between purchase price or valuation. Non-residents can typically borrow 60–70%. Monthly payments should not exceed 30–35% of net income.
Which bank offers the best mortgage for my profile?
There is no single best bank. The best mortgage depends on your income, employment status, age, residency, and financial stability. A mortgage broker compares banks to find the most suitable option.
Is a fixed or variable rate better for me?

What are the costs involved in getting a mortgage in Spain?
Buyers should budget 10–15% of the property price for taxes, notary, registry, valuation, and legal fees. Since 2019, banks cover most mortgage-related costs except valuation.
How long does it take to get a mortgage offer?
The process usually takes 4–6 weeks, including financial review, valuation, issuing of a final offer (FEIN) and notary signing.
